Repair or Replace? How We Decide

Not every cracked slab needs to come out. During the free inspection we look at:

• Crack pattern: hairline shrinkage cracks are cosmetic; wide or offset cracks point to base failure
• Settling near the garage or house that directs water toward the foundation
• Surface scaling or spalling, which can sometimes be resurfaced
• How much of the driveway is affected; replacing one section can make sense when the rest is sound

If the base underneath has washed out, patching the top only hides the problem for a season or two, and we will tell you so.

Working With Hills and Runoff

On sloped lots, water is the main enemy. We grade the subbase so runoff is guided to the sides rather than down the middle, and we can add a trench drain at the bottom of a steep drive or where it meets the garage. Textured finishes such as exposed aggregate or a deeper broom pattern give tires and shoes better grip on an incline. Pairing a new drive with properly sized gutters and downspouts keeps roof water from washing across the slab.

How Long a Well-Built Slab Can Last

With a compacted base, proper thickness, reinforcement and reasonable care, our concrete surfaces can last 30 to 40 years or longer. Sealing every few years, keeping joints filled and fixing drainage issues early all help a driveway reach that range.
