Before the Crew Arrives
Once you approve the estimate and choose a color, we order materials and confirm a start date based on the forecast. Shingles, underlayment and accessories are usually delivered a day or so ahead, often placed on the driveway or lifted straight onto the roof. A dumpster or trailer arrives around the same time. We will tell you where each item will sit so nothing blocks your garage longer than necessary.
Tear-Off and Dry-In
The first stage is the loudest. Crews remove old shingles and underlayment down to the deck while tarps protect beds and siding below. We then inspect the bare roof decking, replace any rotted boards and immediately cover the deck with underlayment and leak barrier. Roofers call this "drying in." It means your home is protected from rain even before the new shingles go down, and we only open as much roof as we can dry in the same day.
Shingles, Ridge and Ventilation
- Drip edge and starter course at the eaves and rakes.
- Field shingles worked up each slope with the manufacturer's nailing pattern.
- New step flashing, pipe boots and wall flashing as the courses reach them.
- Ridge vent and hip and ridge caps to finish the high points.
Many homes are finished in one to a few working days, depending on size, pitch and weather.
Final Walkthrough and Paperwork
We sweep the yard and driveway with magnets, haul away debris and walk the property with you. You receive photos of the work and written warranty information. Interested in metal instead of shingles? Common Questions
Do I need to be home while my roof is installed?
No, as long as we can reach the exterior and you are reachable by phone. Many homeowners go to work as usual. We do ask that someone be available for the final walkthrough.
What happens if it rains during the job?
We watch the forecast closely and only remove as much roofing as we can dry in that day. If a surprise shower comes through, exposed areas are already covered by underlayment or tarps.
Can my family and pets stay in the house?
Yes. It will be noisy during tear-off, so some families plan errands for that stretch, and nervous pets are often more comfortable away from home. Keep pets inside or away from the work area.
Is the estimate for a new Brandon roof free?
Yes. The inspection, measurements and written estimate are free, with no obligation.
