Cracked Pipe Boots and Vent Collars
The rubber collars around plumbing vents dry out and split in the sun, letting water run down the pipe into the attic. The fix is replacing the boot, not smearing sealant over it. This is one of the most common and least expensive roof leak repairs we do.

Where a roof meets a wall or chimney, metal flashing directs water away. Over time it rusts, loosens or was simply caulked instead of installed correctly. Proper flashing repair means lifting shingles, installing step and counter flashing, and sealing it in a way that will last.
Wind-Lifted and Missing Shingles
Strong gusts can break the seal strip on shingles and fold them back, leaving creases that eventually tear. We replace damaged shingles, hand-seal surrounding ones as needed, and check for nails that were placed too high during the original install.
