Two Main Types of Metal Roofing
Standing seam
Standing seam metal uses panels joined at raised seams with concealed clips. No fasteners go through the face of the panel, so there are fewer points for water to enter and less maintenance over time. It costs more but suits homes where the owner plans to stay.
Exposed-fastener panels
These are screwed through the face of the panel. They cost less and install faster, which makes them popular for shops, outbuildings and some commercial roofs. The rubber washers on the screws need checking and eventual replacement.
Metal Versus Shingles

How a Metal Installation Works
We remove the old roof, repair decking, install a high-temperature underlayment and fit trim at eaves, rakes and walls. Panels are measured, cut and installed with careful attention to expansion and contraction, since metal moves with temperature swings. Flashing at chimneys and penetrations is custom-fitted to the panel profile, and pipe boots made for metal roofing seal around vents. On low-slope sections we confirm the panel system is rated for that pitch before recommending it. Most residential metal roofs take somewhat longer to install than shingles because of the trim and custom flashing work, and we build that into the schedule from the start.
Common Questions
Is a metal roof noisy when it rains?
Over a solid deck with underlayment and an insulated attic, rain noise is usually similar to shingles. The noisy metal roofs people remember are often over open framing.
Can metal be installed over my existing shingles?
In some cases it is possible, but we generally recommend tearing off so the deck can be inspected and repaired first.
Does metal attract lightning?
No. Metal roofing does not make a strike more likely, and it is non-combustible.
