
On the Roof Surface

Flashing and Penetrations
Most leaks start where something interrupts the roof. We check step flashing and counterflashing at walls and chimneys, the condition of vent boots, skylight curbs, satellite dish mounts and any spots where sealant has been used in place of proper flashing.
In the Attic
The attic inspection tells the story the roof surface does not. We look for water stains on the decking and rafters, damp or compressed insulation, daylight around penetrations, rusty nails and signs of poor ventilation such as excessive heat or condensation. We also check whether soffit vents are blocked by insulation, a common problem after insulation has been added over the years. A hot, poorly vented attic can shorten shingle life noticeably, so ventilation findings often shape the recommendation as much as the shingles do.
Edges, Gutters and Drainage

Turning Findings Into a Recommendation
You receive photos and a plain-language summary with a written recommendation: maintenance, repair or replacement. Do I need to be home for the inspection?
Not for the exterior portion, but a complete inspection includes the attic. Someone should be available to let us in or arrange access.
What if you find a problem I did not know about?
We photograph it and explain how urgent it is. Some findings can wait for routine maintenance, while loose flashing or a soft deck should be handled soon.
