Leak Sources We Trace
The open middle of a roof is rarely where leaks begin. Our crews focus on the details:
- Pipe boots, pitch pans and equipment curbs
- Base and wall flashings, especially at inside and outside corners
- Seams and laps, checked by hand on single-ply and modified roofs
- Drains, scuppers and gutters, including the seal at the drain bowl
- Skylights, hatches and roof access points
We connect what we see on top to any interior stains so the commercial roof leak detection matches the symptom.
Storm Evidence We Document
Spring and summer storms in northeast Mississippi can bring hail and damaging wind. On commercial roofs, we look for hail damage on commercial roofs: fractured or bruised membrane, dented metal panels and trim, punctures from debris, lifted edges and displaced rooftop equipment. We photograph and measure what we find. If you file a claim, this record supports the conversation with your adjuster; see our guide to hail damage versus normal wear for more background.
Overall System Health
Beyond individual problems, we look at the roof as a whole: how much surface wear the membrane shows, whether the insulation underneath feels firm or soft, how well the roof drains, and how many past repairs it carries. A roof with a few isolated issues is a repair candidate. One with widespread wear and moisture is usually nearing replacement.
What Happens After the Inspection
You receive a written summary with photos and our recommendation, along with pricing for repairs or replacement as appropriate. If the roof is in good shape, we will tell you that too. When you are ready to move forward, request your free commercial roof inspection and we will schedule a visit.
Common Questions
How long does a commercial roof inspection take?
Most take an hour or two on site, depending on roof size, access and how many interior leak areas we need to compare against. Larger or more complex buildings may take longer.
Do I need to be present during the inspection?
It helps to have someone show us interior leak areas and roof access, but it is not required if access is arranged ahead of time.
Can you inspect a roof for a building purchase?
Yes. A pre-purchase inspection gives buyers a sense of the roof condition and likely near-term costs before closing.
Are you licensed and insured?
Yes. Tekton Exteriors is a licensed and insured exterior contractor in Mississippi.
