Workmanship and manufacturer warranties are explained in writing. If the building has drainage problems, this is when we plan tapered insulation or added drains so the new roof sheds water properly.
2. Scheduling and Preparation
Once you approve the work, we order materials and set a start window that accounts for weather and your calendar. Around a university town, that can mean avoiding move-in weeks or major event weekends. We confirm staging areas, dumpster placement and any equipment that must be shut down or moved.
3. Tear-Off and Dry-In
We remove only as much of the old roof as can be covered with new material the same day. Damaged decking is replaced as it is found, and we let you know if conditions differ from what the test cuts showed. Each section is sealed with a daily dry-in before the crew leaves so the building is protected overnight, even if a storm rolls through.
4. Installation, Details and Closeout
- New insulation and cover board installed and fastened to the deck
- Membrane or panels installed, with seams welded, taped or seamed per the system
- Flashings at walls, curbs, pipes and drains completed
- New edge metal and coping installed
- Final cleanup, magnetic sweep and a walkthrough with photos
