The Usual Suspects
- HVAC curbs with flashing that has pulled loose or was never tall enough
- Pipe boots that have split from heat and sun exposure
- Pitch pans with shrunken or cracked filler
- Gas lines and conduit resting directly on the membrane and wearing through it
- Abandoned equipment openings that were capped poorly
Most of these can be repaired without replacing the roof, but they need the right materials for the membrane you have.
Why Service Traffic Damages Roofs
HVAC technicians, electricians and sign crews all walk the roof, often carrying tools and panels. Dropped screws, dragged equipment and heavy foot traffic in the same paths can puncture or wear a membrane. Adding walkway pads along service routes and around units is an inexpensive way to protect the roof from the people who maintain the building.
Coordinating With Mechanical Contractors
When a rooftop unit is replaced or added, the roof often gets cut and patched in a hurry. We can work alongside your mechanical contractor to set new curbs, flash them correctly and close up old openings so the roof stays watertight. During a full replacement, we raise low curbs where possible so flashings can reach a proper height.
Repair Now or Address During Replacement
If the roof is in good shape, we repair individual penetrations and keep a record of what was done. If the roof is near the end of its life, it may make more sense to correct curb heights, consolidate penetrations and improve drainage as part of a new system. Compare options on our single-ply roofing page, or request a free inspection to see what your roof needs.
Common Questions
My roof only leaks near the AC unit. What is going on?
Common causes are failed curb flashing, condensate lines draining onto the roof, or loose access panels letting water into the unit and down the curb. We check all three during an inspection.
Can you fix leaks around a pipe without patching the whole area?
Yes. Pipe boots and penetration flashings can usually be replaced individually with materials compatible with your membrane.
Do you install new commercial roofs in Horn Lake?
Yes. Along with repairs, we install single-ply membranes, coatings and metal systems on commercial buildings.
Is there a charge to inspect my roof?
No. Initial commercial inspections and estimates are free.
