A light-colored roof surface reflects more of the sun's energy than a dark one, which generally keeps the roof and the space under it cooler. On low-slope buildings, white TPO membranes and reflective coatings are the most common ways to get there. The benefit is usually most noticeable on single-story buildings with large roof areas, such as retail, warehouses and gyms, where the roof is a big share of the building's exposure to the sun.
Insulation Is Half the Equation
A reflective surface helps, but the insulation layer does most of the work keeping heat out. During a replacement, we look at how much insulation is present, whether it is dry, and whether adding more makes sense for the building. Managing Moisture From Inside and Out
Humidity does not just come from rain. Warm, moist indoor air can reach the cooler underside of a roof and condense, especially in buildings with kitchens, pools or heavy occupancy. Signs include rusted fasteners from below, damp insulation with no obvious leak, and musty odors. Solutions range from sealing gaps in the ceiling plane to adding vapor retarders during a re-roof and improving ventilation on sloped sections. We also see standard leaks from failed flashings that let rain in, and we chase both causes before deciding on a fix.
Coatings as a Mid-Life Upgrade
If your roof is structurally sound but dark, weathered or showing surface cracks, a cool roof coating can add reflectivity and a fresh waterproofing layer without a tear-off.
