The Usual Suspects
- Pipe boots: rubber collars around plumbing vents crack in the sun and are one of the most common leak sources.
- Flashing: chimney, wall and skylight flashing that has loosened or been sealed with caulk only
- Wind-damaged shingles: lifted or missing tabs after storms
- Valleys: worn shingles or debris buildup where two roof planes meet
- Exposed nails: nail heads that have backed out or were never covered
How We Trace a Leak
We start inside, noting where the stain appears, then check the attic for wet wood, drips or daylight. From there we inspect the roof above and uphill of the stain, because water often travels along rafters or decking before it shows. We photograph the source and explain the fix before doing any work. If the leak only shows up in wind-driven rain, we may also check siding, windows and roof-to-wall joints, since not every ceiling stain comes from the roof itself.
What a Proper Repair Looks Like
A good repair replaces failed parts rather than covering them. That means new pipe boots instead of caulk, new step flashing woven into the shingles, and replacement shingles matched as closely as possible. We check surrounding areas for related damage. If you need help right away, our emergency roof leak repair page explains temporary measures.
When Repairs Stop Making Sense
If leaks show up in several places, the shingles are brittle or granules are washing off, a repair may only buy months. At that point we will tell you a roof replacement is the better value. Read our article on choosing between repair and replacement, or see our Southaven roof installation page.
Common Questions
Do you provide residential roofing in Southaven, MS?
Yes. We repair and replace home roofs in Southaven and across northwest Mississippi.
How quickly can you inspect a leaking roof in Southaven?
We prioritize active leaks and schedule them as soon as our calendar allows. Call us to get the next available time.
How much does a typical leak repair involve?
Most single-source repairs, like a pipe boot or a short run of flashing, are small jobs. We give you a written price after finding the source, before doing the work.
Why not just seal the leak with caulk?
Caulk dries and cracks in Mississippi heat, so it rarely lasts. Replacing the failed part, such as the boot or flashing, fixes the cause instead of covering it.
