On the Roof
- Shingle condition: granule loss, cracking, lifted tabs and hail bruising
- Flashing at walls, chimneys, skylights and valleys
- Pipe boots, vents and ridge caps
- Soft spots that suggest damaged decking
In the Attic
From inside, we look for daylight through the decking, water stains on rafters, mold or mildew, and whether intake and exhaust ventilation are balanced. Attic conditions often explain problems you see on the roof and in your utility bill.
Around the Walls
We check siding for cracks, warping and loose panels, probe trim and window sills for rot, and look at how windows and doors are sealed. Fogged glass, gaps and peeling paint all go into the notes. Our Gluckstadt siding and gutter page covers the repairs that commonly follow.
At Ground Level
Water management finishes the picture. We look at gutter size and pitch, downspout placement, splash zones and soil grading around the foundation. In heavy rain, small drainage mistakes cause big problems.
What You Get Afterward
You receive photos of anything noteworthy and a written summary sorted by urgency. If storm damage is present, the documentation is organized so you can share it with your insurer. Where repairs are needed, we follow up with a separate estimate. You are under no obligation. Many homeowners simply keep the report on file as a baseline and call us again after the next big storm. If the roof needs attention, see our Gluckstadt roofing services.
Common Questions
How long does the inspection take?
Most take about an hour, depending on the size of the home and roof access. We will walk you through what we found before we leave or follow up shortly after.
Do I need to be home?
It helps if someone can let us into the attic and point out any interior stains or concerns, but exterior-only inspections are possible.
Do you assist with insurance claims for storm damage?
Yes. If we find storm damage, we document it and can meet your adjuster. Whether to file and what is covered is between you and your insurer.
What materials do you use for roofing and siding?
We install products from brands such as GAF for roofing and James Hardie for siding, along with quality vinyl options, and we explain the choices in your estimate.
