Signs the Frame Is Damaged
- Paint that bubbles or peels repeatedly at the bottom of the window or door frame.
- Wood that feels spongy when pressed with a thumb or screwdriver.
- Dark staining on drywall or flooring below an opening.
- A door that has started to sag or drag because the jamb is shifting.
- Gaps opening up between the frame and brick or siding.
How We Repair the Opening
On damaged openings we use a full-frame installation: the old unit comes out entirely so we can see the rough opening. Rotted sill plates, jamb sections or trim are cut back to sound wood and replaced with new lumber. Where moisture has reached sheathing, we repair it and install fresh flashing before the new window or door goes in. Every repair is photographed so you can see what was found.
Doors Rot From the Bottom Up
Door jamb rot almost always starts at the base, where splashing rain and pooled water sit against the wood. Replacing the complete prehung door with composite or rot-resistant jamb material and a sill pan underneath stops the cycle. We also look at gutters, grading and porch slope, since water coming off the roof or patio is often the root cause.
How Repairs Affect Your Quote
Some damage is visible during the estimate and is priced up front. Other damage only appears once the old unit is removed. In that case we stop, show you the problem and agree on the repair before continuing. If gutters are part of the cause, our article on clogged gutters and Mississippi homes explains the connection.
